Here is a list of questions i have come up with while planning my Christian missions "hotel". units of measurement don't matter, use what you know.

How much does concrete cost per yard?
Can you rent metal forms?
Can you get icf forms on the island?
How much does electricty cost per killowatt hour?
how much does water cost by cubic foot?
How much would a house keeper expect to be paid?
How much would a maitnance man expect to be paid?
how much would a security guard expect to be paid?

thats a lot of questions to ask girl! u need to speak to someone already there whos doing that kind of thing!! As for clothes and groceries i can answer that ! They got great shopping malls! good luck to you, im from australia lol so not much help! bless

I don't know because we buy it by the bag, mix it with sand and some marl. Also most building is done with cement blocks, then pour the mixed cement from the bags into the blocks that are put together.

I guess I don't know what metal forms you are talking about. Usually rebar is placed into the cement block to reinforce the building.

Since I am back in the US don't have a bill in front of me. A 2 bedroom, 1 bath home usually runs close to $50 US a month unless you use AC, then it can run up to $175 US.

how much does water cost by cubic foot?

Again no bill in front of me. For average bill for 2 people, plus a little visiting of friends overnight it runs around $13 to $15 US unless you water the yard then of course it goes up in direct proportion to what you use.

How much would a house keeper expect to be paid?

Varies with the housekeeper. I had a lousy one for $20 US a day including some clothes washing, but I emphasise lousy. I have a very good one now but it takes her about 1-1/2 to 2 days to do the work, so I pay her around $35 plus I pick up the taxi fare as a tip if I don't pick up and return her to Negril. I have been told that I am very generous with her, but I want to keep her and so it's worth it to me.

How much would a maitnance man expect to be paid?

If you mean yard work and it entails some type of machinery it can be anywhere from $18 US to $35 US for the job. If you mean painting or other light construction type maintenance it is around $55 US a day.

how much would a security guard expect to be paid?

I heard it is around $18 US.

what do property taxes run on average?

I don't know. I took possession of my new home November 2004 and still have not been billed for taxes and the builders did not know what it would be either.

What do you do for hurricane preperation?

Hurricane lamps (propane). Make sure you have enough propane in your tank for cooking. Buy up nonperishable foods (canned and dry) for at least a week. Store several gallons of water. Make sure you have a place where the windows can be closed to elements or if a board home, secure plywood over the windows.

Where do you buy your clothes?

The US mostly, but dresses from craft markets. I found the styles to be just what I want in dresses, but other clothes I bring with me.

where do you buy your groceries?

I have two places close to my home that I use. One caters more to Americans, but the other one has some things cheaper. I also buy once a week from a vendor that brings a van around the neighborhood loaded with veggies and fruit.

What if you can't get something on the island, what is the import process like?

I bring it in my suitcase. I did not import any furniture. I had local craftsman make wood and wicker furniture. Some people use barrels to pack with items they think they need, but I have found that I don't need as much as I thought I would. I live more simply in Jamaica.

The questions about metal forms/icf relate directly to one general idea. Block work requires masons which in jamaica are generaly "slow" compared to american standards. Metal forms and icf(insulated concrete forms) are for holding concrete while you pour concrete. Metal ones get cleaned up and re-used. ICF's remain part of the wall. Idealy i would be able to use ICf form's and have a crew of volunteer's do the work however i have a fealing that if i wanted to use icf's i would have ot import them and i'm worried about how spendy it would be.

I should mention that i'm building a fairly large structure. 120' by 120'. It might wind up being a tad longer on one end yet too.

JJShoe, you may have problems importing them, because they have a ban on imported concrete products right now. They are trying to open the gates, because Jamaican concrete has a big problem right now with crumbling and there has been a recall on products. 30,000 construction workers were paid off recently because of the shortage. However, I just talked to my man about his construction project and he says that he may be able to buy bags of concrete again.

I have never heard nor seen metal forms/icf on the island ezxcept for my discussion in next paragraph, nor have I heard my man's brother who is in construction talk about them when I discussed ways to build in Jamaica.

The home I bought in Bogue Village, however was made of concrete poured into a metal frame. They move the metal frame to the next lot and do it again. There will be 1600 homes in the housing scheme when finished. Gore Development is the company, but I doubt if you find them on the net and ask them questions that you will get an answer. I have tried twice to get them to answer letters from me with negative results.

Thanks for your input. They were using metal frames to hold concrete. The product i would be looking to import is just styrofoam and plastic, take a peak at <a href="http://www.arxxbuild.com/products/form_specifications.html#standard_form">this</a> to get a better understanding of what i was thinking of using. It's very popular in the states right now. it only adds 1 to 3% cost onto a project.

I think the forms are like what was in a new home I bought in Colorado in the early 90s and it was super for insulation for both summer and winter.

I guess I can't help you much with the importing of them since I have never tried to ship anything into the country.

I'll hit a few of these for you


How much would a house keeper expect to be paid? Depends on if they are a live-in or not and where you are. In most places you can have a decent housekeeper for 2500-3500 J per week

How much would a maintenance man expect to be paid? Maintenance men don't really exist in country. In town you will find some. Most cases it will be a gardener who doubles as a maint person. Expect to pay 2000-3000 a week


how much would a security guard expect to be paid? Security is expensive. If you use a service, expect to pay quite a bit. Cheaper to get to know some cops and let your gardener live on property


What if you can't get something on the island, what is the import process like?

Ship it in...get a customs broker...get it cleared. If you are shipping in to run a new business, you can take an initial shipment with little to no duty. After that, you will pay through the nose unless you get to know a customs agent (not a broker) directly.
